They were slow, useless, made the buying process of my house stressful. During the w whole process I did pretty much all of their work for them. They tried charging me for an environmental flood survey rather than sending a few emails. I sent those emails and then it wasn't needed. They charge loads more for things that were ambiguous or I thought would count as one charge. Literally doubled the price. Some things they could've made much clearer and warned me about. In the end they never filled paperwork they should've. I ended up being the lawyer and contacting the land registry and sending the right forms to get my house registered. They literally put me at risk of fraud and losing my house from not registering it properly and doing their job properly. Nearly lost out on buying the house as they were so slow. Lost out on compensation from the sellers who f didn't fulfill their obligations left loads of rubbish and didn't leave this they said they would and damaged the house in multiple ways. I didn't bother waiting to get an answer to some easy enough to answer be questions as I knew delaying might mean losing the house. Just more hassle, time, and financial cost , and paperwork they should've done as the solicitor than it needed to be. Not surprised they got closed down by the SRA tbh. And I'm glad they did otherwise I'm sure I wouldn't have found out I wasn't registered properly. It was by receiving my file from the interim people I saw their mess and rubbish work, that I, as someone with 0 law experience except a 5 credit module at university, had to fix. It's not great when you make a better lawyer than the lawyers.
We have just been informed from land registration that they haven’t been changed we have been in house 2 yrs in feb ,had to find new solicitor to sort something out we had already paid for unbelievable,who can you trust these days
Unscrupulous Billing Not surprised they have been CLOSED by SRA As ignorant nervous first time buyer (No stamp Duty) instructed them to purchase £235K home. Zulaikhah Ahmed was junior solicitor who handled the legal side reasonably competently, but I could never contact her by phone. Initial (Unscrupulous) Bill sent by her for was c. £4000+ which caused shock and upset and included items not done. Finally negotiated to c. £2360 !!
Thankfully this company has now been closed down by the SRA (Solicitors Regulatory Authority). In September 2024 XYZ, via one of their solicitors', Mr. Abel XYZ were instructed to carry out transfers of title on four properties. On 14 August 2025 they were closed down. This we discovered on the 20 September by us, with no knowing of the status of the properties concerned. There was a lack communication throughout and no acknowledgement to correspondence, with wrong information given.
