Read the negative reviews 1st - they make up 27% of House Sales Direct feedback and are a true reflection of how appalling this company really is. My experience began back in July when I contacted Webuyanyhouse.co.uk to sell my property. When I asked why I should choose them over a traditional estate agent or Auction route, I was given the reply 'We can sell your house in as little 7 days, all costs included and without delays or complications. We offer a slightly lower price than market value, but that's how we can move quickly and efficiently - everything is managed internally' I did not accept the cash offer but was told 'Our sister company House sales Direct can achieve a better price; they take slightly longer as they work more like an estate agent. Typically, a sale with them takes around 6 weeks to complete'. Looking at the website promises and keen to sell quickly after being let down by a previous buyer, I accepted the HSD offer. Initially, they seem keen, the sales patter makes out that there's loads of interest. Once a price is agreed. This is where the whole process has turned sour for us - passed from sales rep to rep, all making empty promises, messing up even simple tasks like arranging a survey. Disappearing from contact for weeks. Delivering nothing than false completion dates and deceit by non-disclosure who your buyer actually is. The property we are selling is possibly one of the easiest transactions for a solicitor/conveyancer to deal with. It's a no chain, freehold, vacant possession. I'll use quotes from the House Sales Direct Website followed by what actually happened to us. 'Our efficient, fully managed process allows us to sell your property in just 7 days with no delays or complications' Absolute rubbish. After 17 weeks, the exchange of contracts fell through. 8 weeks for their buyer's solicitor to ask questions. Took so long that the valuation aspect of the survey expired and had to be started over again at week 15. It then came as no surprise that this 2nd Survey came back with Serious structural defects that meant they couldn't complete the sale. Only one issue had been highlighted on the 1st Survey and HSD had deemed this sufficient enough to proceed with the sale originally. An absolute waste of 17 weeks when we could have sold by traditional methods with less hassle. Continual excuses and empty promises throughout. 'We work exclusively with vetted pre-approved cash and mortgage-backed buyers ensuring a faster and more secure sale' Again, absolute nonsense. Your Cash buyer is the holding company for House Sales Direct. (Check Companies house) They are not just selling your house; they are also the buyer. Surely this would make the whole process smoother as it's an internal transaction? - No, it's a massive conflict of interest, all waiting for chief Weasels signature. 'At House Sales Direct we focus on speed, simplicity and reliability' Really? 17 weeks to fail to complete what should be an internal transaction. The only focus I saw was pressure to leave a 5 star trust pilot review as it obviously affects the sales team individual bonus each month. Ignore the website - a massive misdescription worthy of a Trading Standards investigation. Look at the negative reviews instead and you'll see a pattern emerging that you'll be dealing with Snakes and Weasels, complete incompetency, and you'll pay extortionately for the privilege too if you decide you want to pull out. The contract you sign is for 52 weeks too. You're completely tied in. Read the Webuyanyhouse.co.uk and Ackroyd Legal trust pilot negative reviews too - truly awful. Anyone who takes the time to write a negative review is obviously as equally livid as me. Don't make the same mistake.

Nadia was great! Kept me informed and took a lot of pressure off me! Having to sell a parents bungalow as power of attorney can be a nightmare but they handled most of the paperwork and pressure!

I WOULD RATE 0 STAR IF I COULD I am extremely disappointed and very frustrated with the way HOUSE SALES DIRECT handled this matter. Hi Chloe, Following your colleague Meghan’s unsatisfactory response to my email in August 2025 and with reference to your reply dated 19 November 2025, please indicate the contract clauses that clearly stipulate and permit this practice in accordance with the terms and conditions. You breached these terms when you : 1- Reduced the selling price of my property on Zoopla without my knowledge and authorisation (guide price £260,000 - subsequently £240,000, £232,800 and £225,000). 2- Submitted an application against my property to the Land Registry via Hawksmoor Equity Limited without my knowledge or prior consent 3- Conducted a survey without a corresponding report. You failed to meet the terms. These actions constitute misrepresentation of agreed terms. They have caused me financial loss, damages, distress and depression. Furthermore, your team had been communicating with me by email. My email address remains the same and is still active! I have not received any email from your team since August 20, 2025. Under our agreement, if an offer fell below £260,000, I could withdraw with no fees or costs No action to be taken without my prior consent. 1. They put forward an offer of £240,000 and £232,800 without my agreement. 2. Later presented a £220,000 offer, which I reluctantly accepted under the 20 June 2025 contract signed on 27 June 2025, then they withdrew it. 3. Used my signed acceptance letter (dated 20 June) without my consent to proceed with a different offer of £225,000. 4. Applied to the Land Registry via Hawksmoor Equity Limited without my knowledge or authorisation. Even if the walk-away amount remained the same, they had no right to reuse an outdated signed document for a different offer without my prior consent. I am the signatory, and no decision can be made on my behalf without my authorisation. No clause in the contract permits this. A survey was conducted without a corresponding report, which is irregular. - Reduction of my property’s value online without my consent, - Offer made below minimum price agreed, - Property photographs taken without a survey report, - Misuse of my signed acceptance letter, - Unauthorised Land Registry application via - Hawksmoor Equity without my consent. These actions have caused me financial loss, damages, distress and depression.
